What happens after I pay the holding deposit?
We review your offer and availability, then start the referencing process. The holding deposit secures the room while we complete these checks.
What references do I need?
We normally require an employer reference. If you have rented in the UK before, we also require a previous landlord reference. If you have not rented in the UK before, a UK landlord reference is not required. Some landlords may also request a UK guarantor.
What if I do not pass affordability?
The holding deposit form calculates affordability before payment. If you do not meet the affordability requirements, you must provide a suitable UK guarantor before the tenancy can proceed.
Is there a fixed end date?
No. You choose your move-in date, then the tenancy runs as a rolling monthly contract with a minimum stay of one month. After that, two months’ notice is required to end the tenancy.
Do I need Right to Rent?
Yes. You must have the legal right to rent in the UK and provide the required documents before moving in.
What documents should I prepare?
Please prepare proof of ID, proof of income or employment, and any required visa/share code documents for Right to Rent checks.
